Evoluzione dei valori fondiari e politiche Dynamics of land values and agricultural policies

2013

The 42nd Meeting of the Research Centre for Appraisal and Land Economics (Ce.S.E.T.) focused its attention on land markets, given that the new Common Agricultural Policy, which has proposed strong reforms that have been much discussed, has arrived at an advanced stage of definition. The land market theme, although little contemplated in economic evaluations of agricultural policies, is an essential topic for the understanding of development processes, especially after the economic crisis linked to real estate appraisal. The hypotheses of totally decoupling direct aid, adopting undifferentiated payments per hectare, and introducing a bonus for "greening", as contemplated in the CAP reform pr…

Spatial effects in housing price models : do housing prices capitalize urban development policies in the agglomeration of Dijon (1999) ?

2004

In this article we suppose that the integration of accessibility and neighborhood variables in hedonic housing models doesn't allow to take into account the spatial effects between the housing prices. Using a sample of 1520 transactions of apartments in the urban area of Dijon, we focus on two types of location variables : the distance to the CBD and the distance to several Disadvantaged Districts located in peripheral areas. We detect the presence of a spatial error autocorrelation in the hedonic model indicating that the valuation of the price of an apartment is locally influenced by the prices of the neighboring apartments. Then, we estimate a spatial error model which shows that the loc…

A long-term vision for rural areas: a case study of Sicilian farms

2023

In line with internationally defined goals of sustainable development, European agricultural policies today have a far-sighted vision for rural areas. Using a case study approach, this paper explores how receptive rural farms in Sicily are to a long-term vision of development. The study focuses on three key factors of a long-term vision, that is, digitalisation, innovation and sustainability, to examine not only whether farms have invested in these areas but also how they perceive their role in the post-pandemic era. Empirical results provide insights into the concentration of farms in the central inland areas of Sicily without any real long-term vision of development. Nevertheless, the ana…

Urban densities and economic analyse of residentials choices

2016

The thesis is focused on urban growth control challenge through the Compact City model and its key spatial characteristic: the density. This work deals both with a theoretical, methodological and empirical approach. First, we place ourselves in the theoretical framework of Urban Economic addressing agents’ location choices. We mobilize these theories to identify the key determinants of residential location (employment center, spatial amenities, housing’s service) and analyze the spatial organization that follows (dense or spread). This literature leads us to consider different types of density: structural density, population density and social density. This thesis highlights various methodo…

Making conservation sustainable under unfavourable conditions : the case of Chimanimani National Reserve, Mozambique

2019

Based on a case study from the Chimanimani National Reserve in Mozambique, this article analyses to what extent different types of operational practices can contribute to the sustainability of protected areas in relatively unfavourable external conditions. While current conservation policies highlight community participation and market-based approaches, the same “best practices” are not equally valid under different conditions. Where unfavourable natural conditions, lack of infrastructure, difficult access and political instability limit the potential for upmarket ecotourism, actors should focus on community empowerment, diversification of livelihoods, and building joint conservation ideolo…
